At the northwest corner of Rittenhouse Square, Philadelphia’s premier residential address, a long vacant lot is being master planned to accommodate a high-end condominium, a luxury hotel, and extensive ground floor retail. A 40-foot-wide park defines the eastern edge and provides a pedestrian link between Walnut and Sansom Streets. The residential tower’s height of 525 feet is sympathetic to the urban fabric just to the north. The first floor of both buildings is almost entirely clear glass to infuse the streetscape with activity. The buildings’ character is most determined by the highly mutable qualities of clear glass with transparency and reflectivity constantly changing one’s awareness. External solar screens and silk-screened and colored glass provide complexity and depth, and mitigate issues of heat gain. Verdigris copper bars and perforated panels shelter the hotel walls and building base. Green roofs provide both visual and ecological benefit and help integrate the towers with Rittenhouse Square and the newly created park. The project’s goal is to achieve LEED® Gold Certification.
