The conceptual study for the new mixed-use commercial complex in Pearl River New City is an example of China’s continued accelerated urbanization efforts. F2-2, the development site, is co-owned by XianCun Village, a rural village that has evolved into a city district, and Poly Real Estate, one of China’s top real estate developers. The two clients have agreed to jointly manage the retail and underground parking area, but desire defined and separate office towers. The design solution situates two office towers on top of a five-story retail base. Each office tower is self-sufficient with direct street access, a lobby, and elevator banks. An interlocking “L” shape configuration defines the tower spaces, situating one north-south running tower on the eastern edge of the site and one east-west running tower on the northern edge. Green roofs, water reuse strategies, and the possible application of wind turbines address environmental stewardship, and rooftop gardens afford the building occupants an area of refuge from the city below.
